The Parish Council, by majority, voted to object to this application because:- 1. The size and massing appearance of the two storey building in the heart of the conservation area was felt to be overpowering to neighbours and the area. 2.There was concern about the possibility of external lighting which was felt to be not in keeping with the generally non lit ambience of the village. 3.There was considerable concern that if this facility, which was generally felt to be of benefit to the community and to tourism, were to be built as applied for, then there would be a reduction of parking available and this would inevitably cause additional parking in the square and the main street. 4. The Parish Council were concerned to protect this building, if it were to obtain planning consent, from being sold seperately from the public house and should remain as business use only within one heraditament.

The Parish Council were concerned that the new garage extended in front of the building line and asked where the oil tank was to be moved to. There was also comment about the fact that the conservatory was already constructed and had been built for a number of years, so that more properly, the application should have been retrospective for this element of the application. However the application was not objected to.

Parish Council Comment: The comments on this application also apply to planning application 09/02103LB. In principle, the Council does not have a problem but the quality of the drawings made it very difficult to interpret the plans. The Parish Council will rely on the Conservation Officer & the Listed Buildings Officer to ensure that the materials used & the design proportions are in keeping with the existing building.
